Keeping you on the right side of the rules
The Renters' Rights Act came into force on 1 May 2026. New tenancies are periodic, and the rules on rent increases and ending a tenancy have changed.
- Gas safety, electrical (EICR) and smoke and carbon monoxide alarms checked and recorded
- Deposits protected within 30 days, with the prescribed information served
- Rent reviews once a year, with the right notice and evidence of local rents
- HMO licences and room sizes checked before we take on a shared house
Questions from landlords
How do I switch to you from another agent?
Check your current agent's notice period, then tell us. We write to your tenants, transfer the deposit registration and take over the safety records. Your tenants stay put and the rent keeps coming.
When is my rent paid?
Within 3 working days of the tenant paying us, with a statement by email. It's held in a protected client account until it reaches you.
Do you manage HMOs and student lets?
Yes, including licensed HMOs. We check the licence, room sizes and fire safety first.
Can I choose my own tradespeople?
Yes. Tell us who you'd like us to use, and we'll call them first for non-urgent repairs.
